Discovery at The Realm is Bright Realty’s first multi-family community in Castle Hills, a 2,900-acre master planned community in Lewisville, Texas. With over 4,000 units expected at build-out, the project is envisioned as an urban-inspired collection of luxury apartments within a resort-style setting. The award-winning multi-family community features a suite of amenities: including a resort-style swimming pool, a water feature lake, lakeside promenade, and an extensive trail system that will connect to The Realm at Castle Hills, the community’s mixed use entertainment district. Together, these two represent a paradigm shift for Lewisville, creating an unmatched urban mixed use community.

Discovery’s first phase of development brought 423-units of luxury apartments across three 4-story podium-style buildings, 3.5 acres of amenities, and 12,000 linear feet of walkways and trails. The design sets an upscale, urban tone for the community, focused on a lakefront living experience. Phase 2 will feature two 4-story over podium buildings, adding an additional 312 units to the community and will provide additional outdoor amenities, including formal and flexible lawn spaces, gardens, a dog park, a game room, and private courtyard areas.

 

Our Vision

An Amenity-Rich Residential Village

The vision for Discovery at The Realm was to create an exclusive residential community that speaks to 21st century Texas sophisticates looking to live in a well-connected social and communal setting. Discovery’s three apartment buildings are arranged around a central lake water feature, forming a residential village. The loop around the lake is the community’s vibrant gathering space, featuring a lakeside promenade, dock seating, sand beach, fireplace alcove, and plenty of lounge chairs. A terraced pool is situated at the top of the lake, visually connecting the bodies of water. The pool deck features additional amenity areas including an outdoor media room, a fire lounge, and grilling stations. LandDesign provided landscape architecture and civil engineer services for these shared spaces as well as the private amenities within each building.

Attracting Multi-family Tenants in a Single Family-Dominated Market

As the first multi-family development in Castle Hills, Discovery at The Realm took a risk by introducing a new product type to a market made up of primarily single family detached homes. To attract tenants, the development needed distinguished amenities and a spirit of place that couldn’t be found anywhere else. Discovery provides an exclusive lakefront setting and tranquil ambiance while remaining walkable to the bustling retail and restaurant attractions at The Realm.
