Generated from the concept of LandDesign’s internal sustainable design competition, Crosland—one of the leading diversified real estate companies in the Southeastern US—developed a similar competition for the proposed Crosland Greens development. The competition focused on a 36-acre redevelopment opportunity along the LYNX light rail line in Charlotte, NC with the key directive to conceptualize sustainable design techniques that could be used within the proposed development and elsewhere in Crosland’s future development opportunities. The result was an intense, eight-week process that required collaboration between contractors, demolition specialists, engineers, architects, and landscape architects to create innovative design solutions, resulting in a sustainable plan of action for a community-focused transit-oriented development. In all, over 20 local, national, and international firms submitted proposals for the competition, allowing an open dialogue to begin between the design, construction, and development communities in Charlotte.

As a lead firm in the competition, LandDesign collaborated with other local design professionals to create a concept focused on the long-range viability and vision for the project. We conceptualized progressive site solutions to manage the heat island effect and energy consumption, innovative storm water design to harness the benefits of rainwater, unique architecture that provided numerous daylighting opportunities as well as a high level of recycled content, and projections for the project’s future economic vitality. Recommendations for design guidelines, neighborhood development standards, community education opportunities, and neighborhood and political action were also submitted to solidify the sustainable focus for current and future generations. LandDesign’s competition team included BB+M Architecture, Elm Engineering, Choate Construction, S&ME, D.H. Griffin Wrecking Co, and Audubon Lifestyles.
